The Albany Road team collectively brings real estate, investment banking, and venture capital experience to our established platform. The diverse, yet complementary, skill sets of the group provide us with a unique perspective and discipline that is utilized in evaluating a wide range of real estate opportunities.
Mr. Knisley is the President of Albany Road Real Estate Partners (“Albany Road”) and one of its four founding Partners.
He has been involved in the commercial real estate industry for the past 25 years and during that time has been involved in all facets of the business, including acquisition/development, asset management, equity raising, financing, and disposition work.
Before leaving to form Albany Road, Mr. Knisley was the CIO for RJ Kelly Company (“RJ Kelly”), directly responsible for sourcing new acquisition and development opportunities, and for securing high net worth, family office, and institutional equity to leverage RJ Kelly’s buying capacity. During his tenure there Knisley orchestrated in excess of $70,000,000 of new acquisitions, increasing the firm’s pre-existing 1,000,000 square foot / $100,000,000 portfolio by over 70%.
Prior to RJ Kelly, Mr. Knisley had spent the majority of his career as a Managing Director with The Koffler Group (“Koffler”). Koffler is a private, full-service real estate firm based in Providence, RI, that had begun its operation in 1978, having been capitalized with proceeds resulting from founder Sol Koffler’s sale of American Tourister Luggage Company.
Mr. Knisley joined Koffler in 1997 to head up its real estate acquisition and development expansion efforts. He was responsible for sourcing, pricing, negotiating, and structuring new real estate transactions, and for implementing Koffler’s strategy of pursuing value-added investment and development opportunities throughout New England for both Koffler’s own account and in conjunction with venture partners.
At the time Mr. Knisley joined Koffler, the group owned approximately $50 million of commercial real estate, specifically retail strip centers and apartments all located in RI. During his time there, Koffler completed over $400 million of new acquisition and development deals, and the group’s portfolio expanded to include office, industrial, retail, and residential properties located in every New England state except Vermont.
Earlier in his career, Mr. Knisley was a Vice President/Principal with Berkeley Investments and, previous to that, an Investment Manager with Copley Real Estate Advisors. He has market experience throughout New England and the Mid-Atlantic States, as well as the Southwestern/Western United States, including Phoenix, Las Vegas, and Southern California. He is an active member of NAIOP (National Association of Industrial & Office Properties), ULI (Urban Land Institute), REIAC (Real Estate Investment Advisory Council), ICSC (International Shopping Center Council), and the Greater Boston Real Estate Board.
Mr. Knisley is a graduate of Deerfield Academy, Vanderbilt University (BA Economics), and The Owen Graduate School of Management at Vanderbilt University (MBA Marketing).
He is married with four children and resides in Wrentham, MA.
Mr. McInerney is a member of the Board of Managers of Albany Road and one of its four founding partners. He is also a member of Albany Road’s Investment Committee. As a member of GCA Savvian’s Executive Committee, Co-Head of Investment Banking, and a member of the Board of Directors, Mr. McInerney has over 30 years of experience in the investment banking industry.
Prior to GCA, Mr. McInerney was a Managing Director with JP Morgan where he spent 17 years in various management roles in both their international and U.S. equities businesses and worked on more than 200 deals.
Mr. McInerney is a graduate of Deerfield Academy and Middlebury College (BA), and currently a member of Deerfield’s Board of Trustees.
Mr. Cloud is the Managing Director of Albany Road Southeast and is responsible for leading the Company’s Southeastern U.S. acquisitions and operations efforts out of Nashville, Tennessee.
With over 20 years of capital markets experience, Mr. Cloud has been involved in all facets of the commercial real estate industry including acquisition, disposition, development and asset management.
Prior to joining Albany Road, Mr. Cloud was Senior Vice President of Investments with Carter, an Atlanta-based investment and development company. In this role, he focused on sourcing new value-add and opportunistic real estate investments, leading Carter’s office acquisition efforts and pursuing new multifamily development opportunities. His responsibilities also included financing and due diligence of new Carter investments and development opportunities.
Before Carter, Mr. Cloud spent seven years at Parthenon Realty, an affiliate of AREA Property Partners as Vice President of Acquisitions. While at Parthenon, Scott was involved in the acquisition and disposition of value-add office product throughout the Southeast. Early in his career, Mr. Cloud was a Senior Associate with Trimont Real Estate Advisors, an Atlanta-based primary and special servicer with investment management responsibilities.
Mr. Cloud has extensive experience and relationships throughout the Southeastern United States. Over his career, he has been involved with the acquisition, disposition and development of over 16 million square feet of real estate with a gross asset value of $2.0 billion. Since launching the Southeast platform in early 2014, Mr. Cloud has sourced the acquisition of over 3,500,000 square feet of office and industrial property in the Southeastern United States for Albany Road Real Estate Partners.
He is an active member of the National Association of Industrial & Office Properties (NAIOP) and the Urban Land Institute (ULI).
Mr. Cloud is a graduate of the University of Alabama (BS Finance) and The Hough Graduate School of Business at the University of Florida (MBA Finance).
Mr. Egan is the Managing Director of Albany Road Southwest and is responsible for leading the Company’s Southwestern U.S. acquisitions and operations efforts out of Dallas, Texas.
With over 13 years of capital markets experience, Mr. Egan has been involved in all facets of the commercial real estate industry including acquisition, disposition, development and asset management. Over his career, Merrick has been involved with the acquisition, disposition and development of over 10 million square feet of real estate with a gross asset value of 2.5 billion.
Prior to joining Albany Road, Mr. Egan was Executive Vice President with City Office REIT (NYSE: “CIO”). In this role, he led the Dallas office and focused on sourcing new core-plus and value-add real estate investments, leading CIO’s office acquisition efforts throughout Texas and Florida. His responsibilities included sourcing, financing, due diligence, and asset management of all CIO investments.
Before CIO, Mr. Egan spent ten years at Lincoln Property Company as Vice President of Finance. While at Lincoln, Merrick was involved in the sourcing, underwriting and debt and equity financings of all of Lincoln’s new and existing acquisitions and developments throughout the Southwest.
Mr. Egan is a graduate of the University of Georgia (BA Economics) and resides in Dallas, TX with his wife and two kids.
Clark Callander is Co-Founder, a Managing Partner and member of the Board of Managers of Albany Road Real Estate Partners, LLC. In addition, he is Co-Founder and a member of Executive Committee of GCA Advisors LLC. Prior to roles at GCA and Albany Road, Clark was a member of the management team at Robertson Stephens & Company. While at Robertson Stephens, he started the Private Capital Group, headed European Investment Banking, and was co-head of Global Corporate Finance. Clark began his investment banking career at PaineWebber where he had several rolls in the TMT, Mergers & Acquisitions and Capital Markets departments.
Over the last three decades, Clark has been actively involved as an early stage/growth investor in over fifty companies. He has served (or currently serves) on company, advisory and non-profit Boards including: RocketSpace, H. Barton Asset Management, IDG Ventures Europe, SF Boys and Girls Clubs, St Ignatius College Preparatory, Leland Stanford University Development and Joseph Wharton School Development. He has also been active in investing in real estate in the SF area and the Central Valley of California. He earned a Bachelor of Sciences from Stanford University and an M.B.A. from the Joseph Wharton School with Honors.
Steve Strandberg is Co-Founder, a Managing Partner and member of the Board of Managers of Albany Road Real Estate Partners, LLC. Steve has over 30 years of experience as a founder of, investor in, and advisor to, entrepreneurial endeavors. In addition to co-founding Albany Road in 2012, Steve co-founded WestBridge Ventures in 1999. WestBridge invested in later stage information technology companies. In 1982 Steve was a co-founder of ARAMEX, a transportation logistics company based in Amman, Jordan. Steve also spent over a decade in investment banking advising emerging Silicon Valley companies, including Cisco, Oracle, Xilinx and PeopleSoft.
In recent years Steve has focused on private corporate boards and currently is a board member of Crescent Capital BDC. He is a Governor and past Board Chair of the Boys and Girls Clubs of San Francisco; is a life member of the visiting committee of the College of the University of Chicago and a director of UChicago Impact; is a trustee of the U.S. Ski and Snowboard Foundation and a director of the U.S. Olympic and Paralympic Foundation. Steve received an AB degree in Economics from the University of Chicago and an MBA from Harvard Business School.
Jeff Foresman joined Albany Road in September of 2019 as the Managing Director of Asset and Portfolio Management in the Northeast office and is responsible for leading the firm’s Northeastern asset management efforts out of Boston, Massachusetts.
With 20 years of commercial real estate experience, Mr. Foresman has been involved in all facets of asset and portfolio operations across multiple asset classes and national markets including Boston, Dallas, Miami, and Denver.
Prior to joining Albany Road, Mr. Foresman spent the previous 13 years at Colony Capital on their $4B core-plus fund platform as a Senior Vice President of Asset Management. Over that time he was annually responsible for a diversified asset portfolio of up to 5,000,000 square feet with gross values ranging from $500M to $750M. In that capacity, he managed all aspects of the portfolio including leasing, asset repositioning, LEED certifications, and dispositions.
Before Colony, Mr. Foresman held a position at KBS Realty Advisors in asset management and acquisitions with a significant focus on its Southeast and Mid Atlantic portfolios and markets.
Mr. Foresman is a graduate of Hamilton College (B.A.) and the Olin School of Business at Babson College (M.B.A).
Brandon Hoag joined Albany Road in April of 2018 as the Managing Director of Asset and Portfolio Management for the Southeast office and is responsible for leading the firm’s Southeastern U.S. operations and asset management efforts out of Nashville, Tennessee.
With over 20 years of commercial real estate experience, Mr. Hoag has been involved in all facets of the commercial real estate industry including asset management, acquisitions, financing, and leasing.
Before joining Albany Road, Mr. Hoag was Senior Vice President of Asset Management and Operations with RED Development, LLC, a Phoenix-based investment and development company. In that role, he was actively involved in capital markets activity and oversaw the firm’s asset management and property management groups, which were responsible for a portfolio of lifestyle and urban mixed-use properties encompassing more than 10,000,000 square feet located throughout the Southwest and Midwest.
Prior to RED, Mr. Hoag served as an Asset Manager with Thackeray Partners, a Dallas-based private real estate fund manager. While at Thackeray, Mr. Hoag was involved in all phases of fund operations including acquisition, asset management, financing, and disposition, and oversaw a portfolio of commercial real estate assets that included office, industrial, retail, and multifamily properties located throughout the Southwest and Midwest. Earlier in his career, Brandon spent significant time underwriting and originating commercial real estate mortgages.
Mr. Hoag is a graduate of Abilene Christian University (BBA Finance) and Southern Methodist University (MBA emphasis in Finance), and is an active member of the Urban Land Institute (ULI). He is married with four children, and resides in Nashville, TN.
Gail Hardy joined Albany Road Real Estate Partners as our Investor Relations Manager in January of 2015.
Ms. Hardy has over fifteen years of operations, sales, and customer relations experience, focusing on backend processes and database implementation. Prior to joining Albany Road, Ms. Hardy was an Operations Database Manager at Stratasys, a leading global provider of 3D printing and additive manufacturing solutions. At Stratysys, Ms. Hardy worked closely with the company’s reseller network to implement new business processes and improve the company’s overall distributor network program.
Ms. Hardy’s interpersonal skills and certified expertise in Contact Relations Management Software are invaluable to the recent implementation and ongoing management of the firm’s back-office network, as it strives to create an unparalleled on-line investor experience.
Jeffrey Burke joined Albany Road Real Estate Partners in February of 2015. Mr. Burke has ten years of financial accounting and reporting experience and is responsible for all of Albany Road’s financial activities.
Prior to joining Albany Road, Mr. Burke was a Manager at PKF, P.C. (“PKF”), an auditing and tax firm in Boston, MA. Mr. Burke was responsible for providing technical accounting expertise and knowledge of U.S. GAAP, IFRS, tax laws and other regulatory compliance to the firm’s clients. Mr. Burke managed the accounting, auditing and tax services across multiple industries, with a focus on real estate. In his capacity, Mr. Burke oversaw approximately 50 audit and review engagements directly relating to real estate entities on an annual basis.
Through his role as a Manager at PKF, Mr. Burke gained experience in providing accounting, auditing, and consulting services, including detailed internal accounting and internal systems reviews, to diverse mixed-use projects including office, retail, hotels, resorts, and garage operations. Mr. Burke was also responsible for providing audited financial statements and management comments on internal controls regarding management companies operating and running office buildings on behalf of ownership companies. Mr. Burke worked closely with his clients during the purchase and sale of their commercial real estate and hotel properties and assisted them in performing due diligence during the sales period and reviewing both acquisition entries and closing entries on behalf of his clients.
For the past two years, Mr. Burke was the Manager on the Albany Road Real Estate Partners account at PKF. Mr. Burke was responsible for the completion and filing of all the tax returns for the property holdings and the timely dissemination of all K-1’s to the investors. Mr. Burke also performed the annual reviews on all the property holdings.
Mr. Burke was also a member of the leadership team at PKF, responsible for developing and supervising up to 14 staff and senior accountants. In this role, Mr. Burke’s responsibilities ranged from setting daily staff priorities to assisting individuals with overall professional and industry development. Mr. Burke was also involved with the training of the accounting staff, developing the content and facilitating full-day in-house training sessions on audit and accounting topics covering technical changes, new standards, and other industry related topics. Mr. Burke was also part of the coaching and mentoring program at PKF for over three years.
Mr. Burke is a graduate of the University of Massachusetts – Amherst (Bachelor of Business Administration with a concentration in Accounting). Mr. Burke has been a Certified Public Accountant licensed in Massachusetts since 2010 and is a member of the American Institute of Certified Public Accountants (AICPA) and the Massachusetts Society of CPA’s (MSCPA).
Noreen O’Melia joined Albany Road as our Director of Asset & Portfolio Operations in January 2020. In this role, Ms. O’Melia oversees our Yardi platform, lease administration, account management, and serves as a lead point of contact to our third-party property management companies.
Prior to joining Albany Road, Ms. O’Melia spent the previous 14 years at Colony Capital as a Senior Manager in Portfolio Management. In that role, Ms. O’Melia managed a team of three leasing coordinators for several diversified asset portfolios totaling ~50,000,000 square feet, transitioned acquisitions and dispositions for the asset management teams, authored several policies and procedures manuals and administered the firm’s database.
Earlier in her career, Ms. O’Melia was the Information Technology Director and Director of Special Projects at the Greater Boston Real Estate Board.
Ms. O’Melia graduated with a B.A. in Business Administration from Northeastern University.
Mr. Pristawa is the Managing Director of firm-wide Portfolio Management. As Managing Director, Mr. Pristawa is accountable for a range of responsibilities that include the development and implementation of strategic portfolio and fund objectives, effectuating the reporting and growth of our investor base, as well as the investigation of new markets and product types.
Mr. Pristawa has over 18 years of institutional and entrepreneurial commercial real estate and finance experience on the buy and sell-side. During this time, he has been involved in many facets of the commercial real estate industry, including acquisitions, operations, dispositions, financing, and portfolio/asset management across multiple asset classes in over 20 markets in 11 states.
Before joining Albany Road, Mr. Pristawa held a leadership role at FoxRock Properties, a developer and a diversified operator of commercial estate, where he played a lead role in significantly expanding the company’s real estate footprint. Mr. Pristawa served the company in multiple capacities, including acquisitions, asset management, and debt structuring, and was responsible for the execution of all equity and debt activity in addition to the design and construct of the company’s internal portfolio management.
Prior to FoxRock, Mr. Pristawa served 10 years at GID, deeply involved in the acquisition, asset management, and portfolio of value-add office & industrial real estate investments across multiple markets for GID’s wholly-owned and new commercial co-investment business line with the largest public pension funds throughout the fund cycle. Before GID, Marc worked on the sell-side as an investment sales broker in the San Diego area specializing in office & industrial properties for Marcus & Millichap.
He is an active member of the Urban Land Institute (ULI) and continues to stay active in numerous community and civic engagements in Boston.
Mr. Pristawa received a BA degree from the Broad College of Business at Michigan State University.
Tyler Savonen first joined Albany Road Real Estate Partners as an intern in April of 2015, while working towards his master’s degree at Brandeis International Business School. Mr. Savonen then returned to Albany Road rejoining the firm as Investment Associate.
Mr. Savonen’s responsibilities include financial analysis, market research, due diligence on Northeast acquisitions, and reporting on all assets within the Albany Road portfolio.
Mr. Savonen holds a B.A. from Brandeis University in Business and Economics, as well as an M.A. from Brandeis International Business School; in International Economics and Finance with specialization in Real Estate.
Luke Colbert joined Albany Road Real Estate Partners in January of 2015.
Mr. Colbert’s responsibilities include financial analysis, market research, due diligence, and investor relations for the company’s Southeastern operations.
Before joining Albany Road, Mr. Colbert was an Associate at Charles Hawkins Company, Inc. / CORFAC International, where he was involved in the management of the firm’s 7,000,000 square foot industrial portfolio. He was also responsible for lease valuation, evaluating re-development strategies, and financial analysis.
He is an active member of NAIOP and is involved in various philanthropic organizations around the Nashville Community.
Mr. Colbert is a graduate of Vanderbilt University, where he received a Bachelor of Science degree in Human and Organizational Development.
Matthew Silvestri joined Albany Road Real Estate Partners as Assistant Controller in August of 2019 and is responsible for the accurate and timely reporting of all portfolio level accounting, certain treasury, debt compliance, and asset management functions.
Prior to joining Albany Road, Mr. Silvestri was an Assistant Vice President at AEW Capital Management, L.P., where he served as the Assistant Controller on two real estate portfolios consisting of $4.2 billion of core office, industrial, multifamily, and retail assets managed on behalf of institutional clients. Mr. Silvestri was responsible for providing technical accounting expertise and knowledge of U.S. GAAP and supervised and oversaw all investment and property-related accounting activity pertaining to acquisitions, dispositions, and financing processes.
Prior to AEW, Mr. Silvestri was a Senior Auditor at Wolf & Company, PC, an auditing firm in Boston, MA, where he led audit engagements and prepared financial statements for a diverse client base of financial institutions and commercial businesses.
Mr. Silvestri is a graduate of the University of Massachusetts, Amherst – Isenberg School of Management where he earned a Bachelor of Business Administration (with a concentration in Accounting) as well as a Master’s of Science in Accounting.
Michaela Cadigan joined Albany Road in October of 2017 as a Portfolio Accountant.
Prior to joining Albany Road, Ms. Cadigan worked in hedge fund administration for SS&C, where her primary responsibilities were daily accounting, client portfolio valuation, and preparing month-end financial statements.
Ms. Cadigan graduated from Fairfield University with a B.S in Finance.
Toni Ellegood joined Albany Road in April of 2017 as Office Manager. Ms. Ellegood has over 20 years of operations, management, and customer relations experience.
She is responsible for overseeing the company’s human resource functions and day to day operations.
Ashlin Hamilton joined Albany Road in January of 2019 as an Investment Associate for the Southeast office. She comes to us with two years of asset management and development experience, most recently as a Development Associate with Monroe Investment Partners in Chicago, IL.
In that role, Ms. Hamilton supported the firm’s predevelopment activity and asset management, which included a large scale mixed-use project in Nashville’s MSA and commercial properties throughout the Midwest.
Ms. Hamilton graduated from Auburn University with a BS in Finance.
Alicia Whalen joined Albany Road in November of 2020 as a Portfolio Accountant. Ms. Whalen is a trained accountant who has spent her career working in the real estate investment industry.
Before joining Albany Road, Ms. Whalen was responsible for maintaining accounting-related processes and producing reporting for the residential/asset management portfolio at Akelius Real Estate Management.
Ms. Whalen holds a B.S. in Accounting from Bryant University.
Ylenia Valente Hayes joined Albany Road in March of 2020 as an Investment Associate for the Northeast office. She comes to us with over ten years of property management and development experience as a Commercial Property Manager with CBRE in Waltham, Massachusetts.
In that role, Ms. Hayes oversaw a commercial real estate portfolio of diverse assets comprised of office, medical, and industrial. She also assisted in the planning and project management of large capital and tenant improvement projects.
Ms.Hayes graduated from Mount Ida College with an Associate in Business Administration.
Katharine Hoffman joined Albany Road in March of 2018 and will be working out of our San Francisco office focusing on Investor Relations. With over 25 years of experience in client service, management, sales, and operations, Ms. Hoffman has a passion for building client relationships and providing exceptional customer-focused service.
Ms. Hoffman holds a B.A. in Communication from Pepperdine University.
Gunner Teaster joined Albany Road in August of 2019 as an Investment Associate for the Southwest Office.
Mr. Teaster’s responsibilities include financial analysis, market research, and due diligence on the company’s Southwest acquisitions.
Prior to joining Albany Road, Mr. Teaster interned with Partners National, a Dallas based real estate group, where he assisted on transaction administration for national and local clients on office and industrial leasing deals, including transactions for Fortune 500 Companies.
Mr. Teaster holds a B.B.A. in Finance from Baylor University, graduating in 2018.
Robert Katz joined Albany Road Real Estate Partners in December of 2019 as an Investor Relations Associate. Mr. Katz’s responsibilities include implementing and actively managing the IMS Investor Portal, improving the investor experience, and assisting with backend operations.
Prior to joining Albany Road, Mr. Katz worked at Gebsco Realty Corporation, where he managed the company’s marketing efforts, and assisted with preparation for tenant meetings, lease renewals, and financing capital projects for commercial properties.
Mr. Katz holds a B.B.A. from The University of Miami in Finance with a minor in Marketing.
AJ Kucinski joined Albany Road in November of 2020 as an Investment Associate in the Northeast office.
Mr. Kucinski’s responsibilities include financial analysis and lease administration on the Albany Road portfolio and due diligence efforts on Northeast acquisitions.
Prior to joining Albany Road, Mr. Kucinski interned at Suffolk Construction, a Boston based company, where he was placed on a project management team and assisted in pre-construction coordination and analysis.
Mr. Kucinski holds a B.A. in Economics from Middlebury College, graduating in 2020.
